Why August, and why here

Gainesville’s calendar is the university’s calendar. Leases turn over in a single week in late August, and property managers walk hundreds of units in a few days. The thermostat is the thing a tenant touches first, and it is the thing that reveals a summer of neglect: a dead display, a schedule nobody can clear, a lockout code from three tenants ago, a unit stuck in a 24-hour loop because the previous occupant set the fan to on and left.

That week is the busiest thermostat week we see in Alachua County, but it is not the only one. The first freeze warning in December sends a second wave, when heat pump owners discover their thermostat has no idea what emergency heat is. And every spring, after pollen season, a trickle of homeowners decides this is the year to put the house on a schedule.

Who calls Cook’s for thermostat work

  • Property managers and landlords with dozens of units who want the same model in every apartment, lockable, and configurable without a visit.
  • Homeowners replacing a system who want the thermostat to actually use the staging and humidity control they paid for.
  • Owners of historic homes in the Duckpond, Pleasant Street and the Southeast Gainesville Residential District whose walls hold wiring that predates the common wire modern thermostats expect.
  • Faculty and medical staff working long, irregular shifts at Shands, the VA or North Florida Hospital who want the house cooled by the time they get home and not before.
  • People who were given a smart thermostat and have discovered that the installation video did not mention heat pumps.

Historic Duckpond walls hide thermostat wiring from several generations. The new one needs a common wire the old one never used.

Three Gainesville thermostat jobs

The Midtown turnover

Say a manager at a complex near University Corners has sixty units and four days before move-in. Half the thermostats are off-brand units installed one at a time over a decade. We standardize on a single programmable or smart model, install them in a block, set a sensible default schedule and a lockout on the lowest setpoint, and leave the manager with one app and one manual. The maintenance calls in September drop because nobody can set the system to 60 and leave for a weekend.

The Duckpond common wire

A couple restoring a 1912 house north of downtown wants a smart thermostat. The wall holds a two-wire run from a long-dead furnace and a four-wire run from the 1990s air handler in the attic, no common wire among them. We pull a new cable where the plaster allows, or install an adapter at the air handler where it does not, and configure the thermostat for the heat pump that actually serves the house. No app can fix wiring; this is a tools-and-attic job.

The Haile Plantation two-stage

A homeowner in Haile Plantation replaced a 1990s system with a two-stage Lennox last year but kept the old thermostat. The new system has been running in single-stage mode ever since, which is why the house still feels sticky on August evenings. We install a thermostat that knows the equipment, enable the second stage and the dehumidification mode, and the system finally runs the long, gentle cycles it was designed for.

How we do the work

  1. Match the thermostat to the equipment, not the other way around. Heat pump or straight cooling, single-stage or multi-stage, electric strips or gas backup, humidity control or not. The model follows from that list.
  2. Check the wiring before the old unit comes off. Count conductors, test for a common wire, and photograph the terminals. In older Gainesville houses this step is the whole job.
  3. Install and configure. Mount level, wire, set the system type, the staging, the fan behavior and the backup-heat thresholds that matter for Gainesville’s dozen-or-so freezes a year.
  4. Test every mode. Cooling, heating, emergency heat, fan, and the schedule. We run each until the equipment responds, not just until the display says it did.
  5. Teach it. Ten minutes with you or your tenant on the schedule, the app and the one setting that most often gets misunderstood on a heat pump: auxiliary heat.

We also diagnose thermostats that are suspected of causing short cycling, phantom temperature readings or systems that will not shut off. Often the thermostat is innocent and the fault is elsewhere; we say so and fix the real thing.

What is guaranteed

Cook’s stands behind thermostat work with a satisfaction guarantee, workmanship coverage on the installation, and the manufacturer’s warranty on the device. There is no after-hours charge, so an evening appointment after a Shands shift costs the same as a Tuesday morning. If a thermostat we installed fails to control the system as promised, we come back and make it do so.

Brands and compatibility

We install Lennox communicating thermostats on Lennox systems and mainstream smart and programmable models on everything else, including Carrier, Bryant, Trane and the mixed-brand systems common in Gainesville rentals. If you already own a thermostat, bring it to the visit; we will tell you honestly whether it suits the equipment before we wire it in.

Thermostat questions from Gainesville

What if the new thermostat turns out not to be what we wanted?

Tell us. Cook’s work carries a satisfaction guarantee, and on thermostats the usual remedy is simple: we reconfigure it, swap it for a different model, or in the rare case put the old one back. We would rather make that right than leave you fighting an app.

Can we book a thermostat swap without calling?

Yes. Request service through the form on this site and dispatch will confirm a window by phone or email. If you would rather talk it through, 866-266-5709 is answered around the clock.

Who do we talk to if the installation goes sideways?

The same number, and you will reach a person. Cook’s is family-owned; the owner, Jerry, and the lead technician, Sean, are the people behind the guarantee, and problems get routed to someone who can act on them rather than to a ticket queue.

Who exactly is walking into my house?

Technicians identify themselves at the door. If you want the name in advance, or want to know whether any work is subcontracted and how hires are screened, ask dispatch when you book and you will get a direct answer. [[CONFIRM WITH JERRY]]

Will a smart thermostat work with a plain old single-stage system?

Yes, as long as the wiring supports it. Most of the gain on a basic system comes from scheduling and remote control rather than from any fancy staging, and that is still worth having in a town where the house is often empty from eight to six.
