Two kinds of calls from the north end

Lake Butler is the Union County seat, a town of about two thousand on the shore of the lake it’s named for, with a courthouse square, a small commercial strip along SR 100 and SR 121, and the county’s schools and clinic. Raiford, about eight miles up SR 16, is the prison town: Union Correctional Institution and Florida State Prison employ a large share of the county, and the town itself has a couple hundred residents outside the fences. Together they are the farthest north this site reaches, and the calls from here split cleanly into two kinds.

Residential calls come from brick and block houses of the 1970s and 1980s on town streets and county roads, from manufactured homes on acreage, and from a scattering of newer builds. The households keep correctional and hospital hours, which means the house is often empty from before dawn until evening, and a system that fails at 10 a.m. isn’t discovered until 7 p.m.

Commercial calls come from the SR 100 strip in Lake Butler: a grocery, restaurants, a pharmacy, offices around the courthouse, the clinic, churches and the schools. Rooftop package units and split systems in small buildings, mostly, with a handful of larger commercial systems at the public facilities. These have to be fixed during business hours or around them, which is the opposite problem from the houses.

How the two differ when we arrive

A residential visit up here is a house visit anywhere else, with the shift schedule layered on: we confirm an arrival window the owner can actually be home for, which often means early evening, and we carry the common parts for the heat pumps and package units that dominate the housing stock. The well, the lightning exposure on a long rural feeder, and the manufactured-home duct under the floor are the three things we check that a city house wouldn’t need.

A commercial visit on the SR 100 strip starts with the roof and the schedule. Rooftop units are inspected for belts, motors, economizers and refrigerant leaks; split systems in offices for the usual capacitors, boards and drains. We plan the work for before opening, after closing or the slow part of the afternoon, and for a restaurant or a clinic we bring whatever temporary cooling is needed to keep the doors open while a part is on order. Commercial maintenance contracts for this strip are written per building, with quarterly or seasonal visits depending on the equipment.

Timelines, honestly

Call Typical window
Residential repair, called before mid-morning Same day, arrival timed to when you’re home
Residential repair, called in the afternoon Next morning, or same evening if no cooling and someone vulnerable is in the house
No-heat on a freeze night or no-cool with an infant or elderly resident Dispatched regardless of hour
Commercial rooftop down during business hours Same day; temporary cooling if the part must be ordered
Replacement, residential or commercial Quote visit, then a scheduled crew day, usually within a week or two of approval
Ordered part Timeline given before you approve; most common parts ride on the truck

Two hours is the honest number from Cook’s Palm Coast headquarters at 37 Fairmont Ln to Lake Butler, straight out SR 100 without passing through Gainesville at all. Raiford adds the SR 16 leg. We don’t pretend otherwise, and we schedule so the drive is ours to manage, not yours.

What the invoice looks like

Every invoice from a Union County visit shows the diagnosis, the repair or replacement line items, and the price you agreed to before the work started. There is no mileage charge for the north end and no premium for an evening or weekend arrival. For a commercial account, the invoice separates labor, parts and any temporary equipment so a bookkeeper can allocate it. For a replacement, the quote lists the equipment, the duct or electrical work, the manufacturer registration we handle, and a note on the Clay Electric rebate where the system qualifies. Which programs apply and whether they pay through the installer or the member depends on the account; ask before counting on a line. [[CONFIRM WITH JERRY]]

Why we cover it

Because the equipment in Union County is the same equipment we repair everywhere else, the households here work harder hours than most, and a company that answers the phone at midnight should be willing to drive two hours in the morning. The number is 866-266-5709.

Union County callers ask

Lake Butler is a long way from Palm Coast. What's the realistic wait for a repair?

Lake Butler is about two hours from the headquarters by SR 100, and Raiford a little more. A call before mid-morning is usually a same-day visit; a call in the afternoon may be the next morning unless it’s an emergency, in which case we send a truck regardless of the hour. We’d rather tell you two hours than promise forty minutes.

Can you schedule around a 12-hour correctional shift?

Yes. Tell dispatch your shift pattern and we’ll book an arrival window that lands when you’re home, including early evening. There’s no extra charge for the evening slot.

Our Raiford house is on a well and the water has a sulfur smell. Does it affect the air conditioner?

Not the air conditioner itself; condensate is clean. It affects anything the well feeds, such as a humidifier or an evaporative cooler, and it corrodes nearby metal faster. We check the drain pan and any well-fed accessory for scale and corrosion on every visit, and we’ll suggest removing a humidifier that’s doing more harm than good.

Who do we have for electric up here, and is there a rebate?

Union County is largely Clay Electric territory, with the City of Lake Butler’s area served by the co-op as well; your bill will confirm. Clay’s program offers a heat pump rebate on qualifying efficiency, a free energy survey and loans that can include duct repair. We confirm program details and any installer-enrollment requirement for your account.
