Two ways to heat a GRU house, and the Lennox equipment behind each
Skip the brochure until you have read two documents: the warranty terms and the maintenance schedule. In this climate that paperwork decides how long any of it lasts.

The decision most of Florida never has to make
Across most of the state the heating question answers itself: a heat pump, because there is no gas line and winter is a rumor. Gainesville is different on both counts. GRU sells natural gas inside its territory, which covers most of the city and nearby pockets of Alachua County, and the National Weather Service counts roughly seventeen freeze nights a year here, with hard freezes to 28 degrees a few times most winters. That is enough cold to make a gas furnace a legitimate option and not nearly enough to make it the obvious one.
| Compared | Heat pump | Gas furnace with a straight air conditioner |
|---|---|---|
| Equipment | One condenser, one air handler | One condenser, one furnace that also moves the summer air |
| Heat on a 28-degree morning | Heat pump plus electric backup strips | Burner only; no strips |
| Supply air in January | Warm, not hot | Noticeably hotter at the register |
| Best fit | Any address without gas | Homes already piped for gas, or converting under the GRU program |
Everything else in the Lennox line we install here, air handlers, mini-splits, package units, filtration, dehumidifiers and zoning, hangs off that first choice.
Two documents to read before the glossy one
A Lennox parts warranty has three layers. The equipment carries a base term, a longer term unlocks when the unit is registered within the manufacturer’s window after install, and the compressor or heat exchanger often carries its own, longer coverage. Labor is separate; it comes from the dealer, not the factory, and the length of Cook’s labor coverage on a Gainesville install is a question for the estimate. [[CONFIRM WITH JERRY]]
Two things weaken all of it: an install that does not match the rated indoor and outdoor pair, and a service history with gaps.

Why maintenance is the warranty’s fine print in this town
Gainesville has been a Tree City USA since 1982 and carries close to half its land under canopy. That is lovely in Duckpond and brutal on an outdoor coil. Live oak leaves, acorns and the late-January pollen bloom pack a condenser’s fins in a season; a shaded, damp pad grows algae on the cabinet. Add aquifer water at around eight grains of hardness scaling any condensate pump, and summer lightning that leads the nation, and a skipped tune-up shows up as a failed part inside the warranty period, and a claim the factory can question.
A May visit ahead of the heat and an early-December visit ahead of the freeze window: that pair is the schedule we build agreements around.
Buying guidance, by the house you actually own
- Duckpond, Pleasant Street and the Southeast district. Wood-frame homes from the early 1900s with ducts retrofitted into attics. The air handler’s physical size and the duct condition matter more than any efficiency number.
- 1970s and 1980s ranches across Northwest Gainesville. About 42 percent of the city’s housing predates 1980, much of it on original duct. A GRU duct test tells you whether new equipment will be fighting leaks.
- Haile Plantation, Blues Creek and Westchester. Mid-1990s to 2000s homes, often due for a third system. Two-stage cooling earns its keep on August afternoons that average 90 while dew points hold in the low 70s.
- Oakmont and the Town of Tioga. Tighter construction where variable-speed equipment, zoning and fresh-air ventilation are the upgrades that matter.
- Landlords near campus. Package units and plain single-stage splits a tenant cannot easily break.
What we will talk you out of
Boilers and garage heaters are in the catalog because Lennox makes them. In Gainesville they suit a handful of specific homes and workshops, and we say so on those pages rather than selling you one.
The questions the catalog raises
Does Cook's really drive to Gainesville for a single estimate?
Yes. Alachua County is run from Palm Coast, about 79 miles and just under two hours door to door, and a new-system estimate costs you nothing. We batch Gainesville visits by day so the drive never shows up on your invoice.
Which GRU rebate applies if I switch from heat strips to gas heat?
GRU runs a natural gas conversion program that pays a set amount per furnace when the previous heat was electric or oil, with a bonus for adding more gas appliances and a cap per address. Whether a Cook’s install qualifies under its rules is checked for each job. [[CONFIRM WITH JERRY]]
Is the right equipment different for a rental near campus than for my house in Haile?
Usually. A unit in a four-bedroom rental off University Avenue gets run hard by people who did not buy it, so we lean toward single-stage equipment with fewer parts to fail. An owner-occupied Haile Plantation home benefits from two-stage or variable-speed gear because the owner notices humidity and noise.
Do you still install ENERGY STAR equipment now that the federal credit is gone?
We do, and it still pays, just differently. The 25C credit covers nothing installed after 2025, but GRU, Clay Electric and Duke each run their own incentives, and the efficiency shows up on every summer bill regardless.
