A thermostat stuck at 80 in Blues Creek, and what a new air conditioner actually fixes
The symptom shows up at five in the afternoon in August. Whether the answer is a new condenser depends on what is heating the house the rest of the year.

Five o’clock in Blues Creek
The thermostat in the hallway is set to 76. It reads 80 and has read 80 since about two. Out back, past the pool screen, the condenser sits under the same live oaks that make the lot worth owning, and the fins on the side facing the fence are a solid mat of leaves, acorn caps and the yellow-green crust the January pollen left behind. The fan runs. The air at the register is cool but not cold. The GRU bill came yesterday and it was the highest of the year.
Sometimes that is a coil cleaning and a pound of refrigerant. Sometimes it is a 1996 condenser from when the neighborhood was built, and the honest answer is a new one.
Who a straight air conditioner is for in Gainesville
An air conditioner, in the sense Lennox means it, cools only. It has no reversing valve and cannot heat. That makes it the right piece of equipment for a specific set of local homes:
- Houses already heated by a GRU gas furnace, which includes a good share of Duckpond, the Southeast district and older Northwest Gainesville streets inside the gas territory.
- Homes where the furnace is sound and the condenser is the only thing that has failed.
- Student rentals and small commercial spaces along Archer Road where the owner wants the fewest moving parts.
If your house heats with the resistance strips inside its air handler, read the heat pump page instead. Seventeen freeze nights a year on strip heat alone costs real money.
Condenser, coil and blower: one matched set
A split air conditioner is a condenser outside, an evaporator coil inside, and a line set between them. Heat from the house is absorbed at the indoor coil, carried out as refrigerant, and dumped through the outdoor coil by the fan you hear. The furnace’s blower moves air across the indoor coil in summer and across the heat exchanger in winter, which is why the two have to be matched: the blower must deliver the airflow the coil was rated for, and the coil must match the condenser’s capacity and refrigerant. Lennox’s current condensers run on the newer low-global-warming refrigerant, so a new outdoor unit nearly always needs a new indoor coil with it.

Sizing for a shaded Alachua County lot
Gainesville’s tree canopy throws off rule-of-thumb sizing more than anywhere we work. A 2,000 square foot ranch under full oak cover in Suburban Heights may carry a smaller cooling load than a 1,700 square foot house on a bare lot off SW 24th Avenue. We calculate the load room by room, accounting for shade, attic insulation, window area and the duct leakage a GRU duct test can quantify. Oversizing is the classic mistake: a unit that is too big hits the setpoint fast, shuts off, and quits before the humidity has been wrung out, so the house sits at 76 and clammy.
Efficiency, SEER2 and what the utilities offer
Every Lennox condenser we quote carries a SEER2 rating, the test standard that replaced SEER and reads a little lower for the same hardware. Higher numbers mean lower summer bills, and with air conditioning running here from March into November, the difference between a baseline unit and a two-stage one is repaid in GRU bills rather than brochures. ENERGY STAR models are available across the range.
Anything installed after 2025 gets nothing from the federal 25C credit, so it appears nowhere in our quotes. Clay Electric’s heat pump rebate does not apply to a straight-cool unit, and GRU’s cooling-side offerings are surveys and duct testing. We will tell you plainly which programs your address qualifies for and where Cook’s stands with each. [[CONFIRM WITH JERRY]]
Before you buy: three things we check
- The furnace blower, because a tired blower starves a new coil.
- Return air. Many 1980s homes here have a single undersized return in the hallway.
- The pad’s location. Under a live oak is fine if there is room to clean it; against a fence under a gutter outfall is not.
Air conditioner questions from the north side of town
My house has GRU gas heat. Is a straight air conditioner cheaper than a heat pump?
Generally yes, because a straight-cool condenser has no reversing valve or defrost controls. If your furnace is sound, pairing it with a new Lennox air conditioner and a matched coil is the sensible path; replacing a working furnace just to get a heat pump rarely adds up.
Will a two-stage condenser help with the 72-degree dew points?
Humidity control is the whole point of it. Long low-speed runs wring far more moisture from the air than short bursts at full capacity, so a two-stage unit leaves a Gainesville house drier at the same thermostat setting.
Does Clay Electric or GRU pay anything toward a new air conditioner?
Clay Electric’s Energy Smart program pays a rebate on qualifying high-efficiency heat pumps, and GRU offers duct testing and home energy surveys rather than a condenser rebate. Which programs apply to your address, and how Cook’s fits into each, is checked job by job. [[CONFIRM WITH JERRY]]
